HSHA ARCHITECTURAL REVIEW CRITERIA - REVISED 2/4/97  


In order to be approved in Hideaway Shores owners must demonstrate that the structure:

1. Is occupied as a family dwelling,

2. Has a length not exceeding four (4) times its width, with length measured along the longest axis and width measured perpendicular to the longest axis at its narrowest point;

3. Has the minimum square footage for the section in which it is built;

4. Contains no towing apparatus, wheels or axles and its length is exclusive of any such items used to deliver it to the site;

5. Has the longest axis oriented parallel or with a ten (10) degree deflection of parallel to the lot frontage, unless other orientation is recommended by the Architectural Review Committee, and approved by HSHA Board;

6. Is constructed on a continuous permanent masonry foundation or masonry curtain wall constructed in accordance with the North Carolina Building Code for one and two family dwellings, which is not pierced except for required ventilation, flood control, and access, which shall be installed at the perimeter of the structure;

7. Has exterior skiing comparable in composition, appearance, and durability to the exterior siding commonly used in standard residential construction, such as one or more of the following:

                    a. cedar or other wood siding;
                    b. brick, stone, or masonry siding.

Other exterior grade materials may be used only after application to the Architectural Review Committee and written approval prior to construction;

8. Has a roof pitch minimum vertical rise of three and one-half (3 1/2) feet for each twelve (12) feet of horizontal ma,

9. Has a roof finished with a Class C or better roofing material that is commonly used in standard construction,

10. Has an eaves projection for all roof structures of no less than six (6) inches, which may include a gutter;

11. Has stairs, porches, entrances, platforms, ramps, and other means of entrance and exit installed and constructed in accordance with the standards set forth in the North Carolina Building Code, attached firmly to the primary structure and anchored securely to the ground. Wood stairs shall only be used in conjunction with a porch or entrance platform with a of twenty four (24) square feet of area;

12. Is constructed in accordance with the North Carolina Building Code for wind load, or constructed to meet wind load of 1 10 mph, whichever is greater.

13. No building, fence, wall, bulkheading or other structures shall be erected, placed, or altered on any residential Lot, nor shall the grade or elevation or physical characteristics of any Lot or portion thereof be altered in any way whatsoever, until the proposed building plans, specifications, exterior colors and finishes, site and grading plan ( showing the proposed location of such building or structure, drives, parking areas and proposed alterations to the grade, elevation or physical characteristic of the site), and construction schedule have been approved in writing by the Architectural Review Committee, and HSHA Board of Directors. Refusal of approval of any such plans, locations or specifications may be based by the Architectural Review Committee upon any ground, including purely aesthetic and environmental considerations, that in the sole and uncontrolled discretion of the Architectural Review Committee shall seem sufficient. Plans shall be submitted to the Architectural Review committee in accordance with the Covenants and Restrictions of Hideaway Shores Sections 1 and 2.
